What is NAB Portfolio Facility?
NAB Portfolio Facility is a personal line of credit secured with residential property. It's an all-in-one banking solution that links your transaction accounts, and personal, home and investment borrowing in one facility.
Most importantly, it's designed to help you create and build wealth by using competitive home loan rates and giving you easy access to the equity in your property.
NAB Portfolio Facility lets you create up to 12 sub accounts so you can organise, manage, and control the money you need for different purposes. Save interest with the option of 100% offset on variable rate sub accounts. This will reduce your interest expenses and help you pay off your loan quicker. So you can unlock your equity in your property to create wealth more quickly and achieve a variety of financial goals, such as investing, early retirement, children's education or even your dream holiday. And because your finances are linked together, you have the flexibility to better manage them.
NAB Portfolio Facility gives you continued access to your lending limit so you can make financial decisions at call, as investment opportunities arise or lifestyle needs determine, without speaking to a banker or filling in more forms.
How Much Can I Borrow?
Your credit limit will be determined by the amount of equity you have in your property and your income. NAB Portfolio Facility lets you access up to 80% of the value of your property or up to 90% with Lenders Mortgage Insurance. A calculator is provided so you can estimate how much you could borrow and then, using the Portfolio Planner (PDF, 308kb), see how you might wish to structure the facility to suit your own requirements.
