We’ve now made it easier for you to switch from a variable to a fixed interest rate.
Complete the Request to Fix Home Loan Form and fax it to us on 1300 441 977 or return it to your nearest branch.

Interest rates
You can apply to fix the interest rate for your home loan for a fixed rate period of 1, 2, 3, 4, 5 or 10 years.
For current interest rates, please check the NAB Interest Rates for Home Lending table, or ask at any branch.
Your fixed rate
The actual fixed interest rate for the fixed rate period selected may not be the same as the advertised interest rate on the day of your request. The interest rate that will apply will be the fixed interest rate for the relevant fixed interest rate period on the day NAB processes your request. For current interest rates, please refer to the current NAB Interest Rates for Home Lending.
Contracts
In some cases, we may also need to review your loan contract and ask you to sign new documents if your loan is:
- NAB Base Variable Home Loans
- NAB Flexiplus Mortgage Facility
- NAB Portfolio Facility
- NAB Tailored Interest Only Loans1
- NAB Defence Force Home Loans
- Interest Only Loans in Advance
- Custom Home Loans
This will also apply to any loan where the Fixed Rate Term requested extends beyond the remaining term of the loan life.
New loan contracts will also be required in the following instances:
- Loans in a company name;
- Loans held in a Trust;
- Loans contracted before 1 November 1996;
- Loans that are not fully drawn, eg BICOE

Fixed rate fee and costs
Below is a summary of the costs and fees that apply when you have a fixed interest rate.

The repayment amount for your loan account will change as a result of your request. You can call 13 22 65 to get an indicative repayment amount. The actual repayment amount will be determined on the day NAB processes this request.

An economic cost may be payable if during a fixed rate period:

you repay all or part of the loan (a pre-payment fee may be payable); or
-
you change from the fixed rate to a variable rate or to another fixed interest rate; or
-
the loan becomes repayable because you are in default.

Economic cost may be substantial. Please refer to your Credit Contract General Terms for further details.

Redraw isn’t available during a fixed interest rate period.

Interest offset doesn’t apply during a fixed interest rate period and will be removed when changing your home loan to a fixed interest rate.
Cost of changing to a fixed interest rate
NAB has abolished the switch fee from home loans. This was previously payable when a request to make an account change was agreed.
Next steps
A NAB home loan consultant will contact you within a few days.
If your request goes ahead, in most instances NAB will send each borrower a confirmation letter detailing the effective date of the change, the repayment amount and the interest rate. In some cases, we may need to take additional steps including the review and signing of a new loan contract.
