Using your home loan to create wealth
You may have built up equity in your home, so here are a few strategies to access this equity that may help your investment purchase:
- Repay interest only on an investment loan to maximise your repayments on non-deductible debt, such as your home loan for your primary residence.
- Repay interest only annually in advance to help bring forward tax-deductible interest payments and reduce your taxable income.
- Use debt recycling to build wealth, by using your income and tax savings from gearing to repay non-deductible debt first. This enables you to use more of your equity.
Finding loan features that work for you
- Redraw is available with all of our variable rate home loans. If you're far enough ahead of your repayments, you have the option to withdraw the available excess funds on your home loan account. It's worth noting that with NAB Base Variable Rate Home Loan there is a $50 fee to redraw.
- 100% offset uses money in a linked transaction account to reduce your interest charges, while keeping the money available to you. Deposits into your linked account save you even more. You can get 100% offset with the variable rate NAB Tailored Home Loan.
- An interest-only repayment period can free up money. It's most effective when your investment grows faster than your interest costs. You can pay your interest either monthly (in arrears) or yearly (in advance). The NAB Base Variable Rate Home Loan and NAB Tailored Home Loan (fixed or variable rate) offer interest-only periods. - The NAB Choice Package offers you discounted home loan interest rates and savings on NAB Gold Banking, credit cards and other product and services for one annual fee. You can package a fixed or variable NAB Tailored Home Loan or NAB FlexiPlus Mortgage Facility.
Getting more flexibility with a line of credit
Our lines of credit offer the flexibility to use your home loan like an overdraft. We set a credit limit and you access your funds when you like, using them however you want. For example, as you build equity in your property, you can withdraw the funds and invest them elsewhere.
You only pay interest on the funds you use. Depositing money into your line of credit reduces your interest charges.
